SECURITY DEPOSIT PROCEDURE

How do I make a claim on the Security Deposit?

You have 48 hours from your guest's checkout date to make a claim on the Security Deposit. To make a claim:

1. Email BPVA within 48 hours to report a problem and state the amount claimed.

2. BPVA will contact your guest to discuss the claim. Claims are often quickly and amicably resolved.

3a. If your guest agrees to the amount, we'll process it and send you a payout from the Security Deposit in addition to your rental fees due. This can take between 5 to 7 business days.

3b. If your guest declines or doesn't respond to BPVA within 48 hours, BPVA will mediate.  We'll contact you to request documentation, and you'll have an additional 48 hours to provide it. Typically, a Security Deposit claim will be resolved within one week. If money is owed, we'll send you a separate payout. Documentation needed:

  • A description of the incident and/or damage
  • Photos of the damage or an explanation for why photos are not available
  • Documentation of expenses, including the item’s original receipt, a receipt for replacement, or an estimate for repair on official company letterhead

Communication through email is required in order to collect needed documentation from the host, which will include photos and/or video along with receipts, invoices, written estimates, or links to comparable items denoting actual cash value for repair or replacement. If we determine money is owed based on documentation and communication from both parties, we will move forward with collecting from the Deposit.

We'll make sure both parties are represented fairly and gather any details and documentation needed from you and your guest to reach a resolution. We reserve the right to arbitrate if the parties cannot agree. Typically, a Security Deposit claim will be resolved within one week.

What happens if a host makes a claim on my Security Deposit?

When you book a listing with a Security Deposit your host may make a claim for any damages that occur during your reservation. Hosts have 48 hours from your checkout date to make a claim on the Security Deposit. If damages are reported:

1. Your host will contact BPVA to discuss the claim. Claims are often quickly and amicably resolved. BPVA will contact you ASAP to outline the details of the claim. Please reply to us within 48 hours.

2a. If you agree to the resolution proposed by BPVA we will send the sum to the host and any balance of your Security Deposit to you within 7 working days.

2b. If you decline or do not respond to the request, we'll contact you via email again and give you a further 48 hours to respond to us so we can mediate.

 We'll make sure both parties are represented fairly and gather any details and documentation needed from you and your host to reach a resolution. We reserve the right to arbitrate if the parties cannot agree. Typically, a Security Deposit claim will be resolved within one week.

You will receive a reservation letter after the 50% booking fee has been received,  a letter of receipt of final payment and maintenance/security of deposit, and notification of return of any deposit.
